Transaction Coordinating
My main job is always to comply with your Broker requirements. I can help you create templates in Zipforms to help streamline new transactions, and send out listing agreements and disclosures to your sellers during the listing period. If modifications have to be done, I'm able to help with those as well. I'll assist in creating and sending offers and counter offers for your clientele.
Once the property has an accepted offer I'll open escrow and send all contract items to the lender and all parties involved in the transaction. I'll send out all disclosures and reports to the cooperating agent or TC, order termite inspections and work to be completed, and help in facilitating the request for repairs or sellers response.
I can order the NHD reports and home warranty. I'll Help in coordinating inspections and appraisals, and coordinate with your broker or manager in attaining the signed commission and CDA to escrow.
